Property Adminstrator

SUMMARY:
Our client, a reputable and growing Property Management Company based in Pretoria, is seeking a detail-oriented and analytical Property Administrator to provide crucial support to the Senior Asset Manager and Asset Management Team. This is an exciting opportunity for a finance-savvy professional with property sector experience to be part of a dynamic team.

POSITION INFO:
KEY RESPONSIBILITIES:

• Ad-hoc tenant account analysis and reconciliation
• Compile monthly Income & Expense Accruals, especially Utility Accruals
• Assist with adjustingthe  account data capturing
• Prepare monthly amortisation schedules (TI & Letting Commissions)
• Support the financial aspects of due diligence on property acquisitions/disposals
• Assist with preparation and loading of annual operational budgets and forecasts
• Compile monthly management packs, turnover reports, lease lists, arrears, and sundry debtor reports
• Reconcile letting commissions (paid/outstanding)
• Coordinate and compile information for internal audits, banking, and investment yield calculations (NPV, FV, YIELD, PMT)
• Ensure compliance with lease terms regarding turnover certificates, deposits, guarantees, and recoveries
• Schedule meetings and handle ad-hoc admin/reporting tasks as needed

• Relevant Accounting degree/diploma or equivalent work experience
• 2–3 years of experience in the commercial property industry (retail, industrial, or office)
• Proven exposure to lease agreements, recoveries, and commission structures

• Advanced MS Excel (pivot tables essential)
• Proficient in Microsoft Word and Outlook
• Experience with MDA (advantageous)

• Meticulous attention to detail and a high degree of accuracy
• Strong analytical and organizational skills
• Able to manage large volumes of data under pressure
• Excellent communication and interpersonal abilities
• Fully bilingual (preferred)
