A well-established residential estate nestled in the scenic surrounds of Muizenberg is seeking a hands-on, proactive, and highly organised Estate Manager to oversee daily site operations and team management across maintenance, security, and administrative functions.

This 590-unit estate offers a dynamic environment where leadership, attention to detail, and operational excellence are key. The role is primarily operational and supervisory, with financial and administrative support provided by a managing agent.

Key Responsibilities:

Operational Management

• Oversee the upkeep of common areas, facilities, and landscaping

• Conduct regular inspections and coordinate repairs

• Supervise external contractors and monitor service quality

Security Oversight

• Manage on-site security teams and access control systems

• Oversee incident reporting and ensure swift resolution

• Liaise with private security service providers to ensure resident safety

Staff Supervision

• Lead and manage a 28-person team (maintenance, security, admin)

• Oversee daily work schedules and ensure compliance with policies

• Conduct regular performance reviews and team check-ins

Resident & Stakeholder Engagement

• Serve as the estate's primary contact for residents and visitors

• Address queries and complaints professionally and efficiently

• Facilitate communication between residents and the HOA board

Administrative & Financial Oversight (in conjunction with Managing Agent)

• Approve quotations and manage operational expenses

• Maintain incident, repair, and service delivery records

• Support budgeting, petty cash, and cost control processes

Key Performance Indicators (KPIs):

• 90–95% of maintenance requests resolved within 3 working days

• <2 serious security incidents per quarter

• ?85% resident satisfaction annually

• 100% compliance during audits and inspections

• Timely reporting and vendor oversight

Requirements:

• Diploma in Property, Facilities, or Project Management

• 5–10 years’ experience in residential estate or facility operations

• Strong leadership and staff management skills

• Solid understanding of maintenance planning and contractor oversight

• Excellent communication and conflict resolution ability
