Africrest Properties is seeking an experienced and results-driven Senior Operations Manager to oversee the operational performance of our residential property portfolio. This role is responsible for ensuring operational excellence, maintenance, compliance, tenant satisfaction, contractor management, and the day-to-day management of assigned properties.

Key Responsibilities

• Oversee the daily operations of residential property portfolios to ensure efficient service delivery.
• Lead, mentor, and support Operations Managers and on-site operational teams.
• Manage maintenance operations, ensuring requests are resolved within agreed service levels.
• Monitor contractor performance and ensure compliance with Service Level Agreements (SLAs).
• Conduct regular property inspections to ensure maintenance, cleanliness, safety, and operational standards are maintained.
• Ensure compliance with the Occupational Health and Safety Act and other relevant legislation.
• Oversee move-in/move-out inspections, snagging, and de-snagging processes.
• Monitor maintenance budgets and identify cost-saving opportunities.
• Review maintenance quotations, contractor invoices, and operational costs.
• Manage operational systems, including Freshdesk and property management software.
• Prepare monthly operational, maintenance, compliance, and KPI reports.
• Build and maintain strong relationships with tenants, property owners, contractors, and internal stakeholders.
• Drive continuous improvement initiatives to enhance operational efficiency and tenant satisfaction.

Minimum Requirements

• Matric Certificate.
• Minimum 5 years'' experience in property operations or a similar operational management role.
• Minimum 2 years'' management or supervisory experience.
• Previous experience within the property management industry.
• Strong maintenance and technical knowledge.
• Experience using MDA or similar property management software will be advantageous.
• Proficient in Microsoft Office.
• Sound understanding of budgeting, contractor management, and operational reporting.
