A dynamic, rapidly expanding property management group is seeking a detail-driven, operationally sharp Property & Lease Accounting Clerk to join their core finance division. This position is custom-built for a systematically minded finance administrator who excels at managing commercial and residential lease schedules, complex escalation calculations, and high-volume tenant accounts.

Operating as a critical link between property managers and group finance, you will hold direct responsibility for maintaining tenant ledger integrity, executing monthly rent roll disbursements, and reconciling municipal utility recoveries. Key Responsibilities:

• Lease Portfolio Administration & Compliance: Set up and maintain comprehensive digital lease profiles, tracking critical contractual milestones, lease renewals, expansion options, and CPI-linked rent escalations.
• Tenant Billing & Accounts Receivable: Compile and dispatch monthly rent rolls, utility recharges (water, electricity, refuse), and operational cost recoveries while managing daily cash allocations and tenant ledger updates.
• Arrears Management & Collections Liaison: Audit tenant payment status, monitor aging ledgers, issue payment reminders, and collaborate directly with property managers to resolve outstanding balances.
• Financial Reconciliations & Month-End Support: Reconcile tenant deposit ledgers, process deposit refunds or damages deductions upon move-out, execute monthly bank-to-rental reconciliations, and assist the Group Finance Manager with month-end property packs.
• Municipal Recoveries & Audit Oversight: Audit municipal accounts and property maintenance expenses against tenant recharges, maintaining audit-ready documentation for internal and external reviews.

• Formal Education: A completed Diploma or Bachelor’s Degree in Accounting, Finance, Real Estate, or a related commercial discipline.
• Experience Track: 2 to 4 years of dedicated, reference-backed experience operating in a property accounting or lease administration capacity.
• Property Systems & Excel Mastery: Practical, hands-on operational experience with specialized real estate software (such as MDA Property Manager, MRI, Yardi, Pastel, or Xero) paired with advanced Microsoft Excel proficiency (Pivot Tables, VLOOKUPs).
• Core Competencies: Solid understanding of lease contractual mechanics, recovery formulas, and tenant ledger reconciliation techniques.
