SUMMARY:
Our client within the Hospitality industry is looking to employ a Maintenance Manager/Caretaker. Position based in the Western Cape, Muizenberg Bay

JOB DESCRIPTION:

Repairs, maintenance, and cleaning
  • Obtain pricing and quotations for maintenance and repairs
  • Oversee all major repair and maintenance activities
  • Management of subcontractor’s work, timelines and report on progress
  • Perform all minor repair and maintenance activities
  • Assess cleaning needs of the property and ensure work is assigned and completed
  • Inspect property for damages or stolen items 
  • Submit a report of daily findings to the portfolio manager
  • Oversee all waste management for the complex
  • Keep a record of all incidents or building defects that occur in the complex
Liaise with owners and tenants
  • Attend to all complaints immediately 
  • Report owners or tenants who deviate from complex rules to trustees and management
  • Resolve issues with owners or tenants, or escalate when necessary
  • Ensure that the body corporate rules are adhered to by all owners and tenants
Supervisory and management duties
  • Supervise general workers on premises and ensure that they fulfil their duties
  • Discipline general staff when necessary
  • Work closely with security to ensure that no un-authorized entry into the premises
  • Ensure cost savings and prepare maintenance reports 
  • Attend trustee meetings
  • Additional reports/adhoc work requirements will be received from time to time by the body corporate
  • Supervise and lead all maintenance processes and operations.
  • Track expenses and oversee the budget for maintenance.
  • Maintain all machinery to ensure it’s at working standards.
  • Create and implement maintenance procedures.
  • Conduct regular inspections of the facilities to detect and resolve problems.
  • Plan and manage all repair and installation activities.
  • Ensure all department workers adhere to the safety policies and procedures.
  • Assign repair schedules and evaluate repair cost estimates.
  • Document and prepare daily progress reports and maintenance logs.
  • Oversee equipment stock/inventory/first aid box and place orders for new supplies 
  • when necessary. Allocate workload and supervise upkeep staff (custodians, janitors etc.)
  • Manage relationships with contractors and service provider
  • Monitor equipment inventory and place orders when necessary
  • Monitor electrical and hydraulic systems of facilities to ensure functionality
  • Plan and oversee all repair and installation activities
  • Maintain maintenance logs and report on daily activities
  • Ensure that designated buildings, plant and facilities are fit for purpose and to provide 
  • proactive support/solutions when required
  • Ensure health and safety policies are complied with
  • Coordinate maintenance worker efforts to make sure employer property like buildings 
  • and grounds are kept up
  • Identify areas for improvement and assign workers to take care of issues and 
  • equipment’s
  • Develop maintenance schedules and enforce them among maintenance staff
  • Proper Record keeping of all inventory, stock and first aid box.
  • Respond to emergency calls for maintenance
  • Manage the set up and take down of different events
  • Perform troubleshooting to solve minor repair issues
  • Communicate plans for upper-level improvements to maintenance worker staff
  • Contact and schedule repairmen and extra help as needed
  • Perform administrative tasks as required
  • Delegate tasks to meet maintenance schedule and satisfy employer needs
Minimum Education Level:
  • Matric with a tertiary level qualification in a Maintenance related field is required.
  • A Health and Safety certification is advantageous. At least 5 years’ experience in property/maintenance management of a large sectional title complex or housing estate.
Required Skills:
  • Strong project management and leadership abilities. Professional demeanour and well presented.
  • High quality standards and an eye for detail. A problem solver and solution-orientated.
  • Able to effectively follow processes and procedures. Basic computer literacy.
  • Ability to create and follow a maintenance schedule. Ability to troubleshoot.
  • Knowledge of structure or grounds to be maintained.
  • Knowledge of maintenance procedures.
  • Knowledge of systems to be maintained (e.g. Electrical, roofing, pool). Ability to lift heavy loads.
  • Physical agility. Manual dexterity.
