SUMMARY:
Our Client in the Real Estate & Property Management sector is looking to fill the roll of a Tenant Liaison Manager. Position based in Port Elizabeth/Gqeberha.

JOB DESCRIPTION:

Repairs, maintenance, and cleaning

Obtain pricing and quotations for maintenance and repairs
Oversee all major repair and maintenance activities
Management of subcontractor’s work, timelines and report on progress
Perform all minor repair and maintenance activities
Assess cleaning needs of the property and ensure work is assigned and completed
Inspect property for damages or stolen items
Oversee all waste management for the property
Keep a record of all incidents or building defects that occur in the complex

Liaise with owners and tenants

Attend to all complaints immediately
Report owners or tenants who deviate from property rules
Resolve issues with owners or tenants, or escalate when necessary
Ensure that the body corporate rules are adhered to by all owners and tenants

Supervisory and management duties

Supervise general workers on premises and ensure that they fulfil their duties
Discipline general staff when necessary
Work closely with security to ensure that no un-authorized entry into the premises
Ensure cost savings and prepare maintenance reports
Supervise and lead all maintenance processes and operations.
Track expenses and oversee the budget for maintenance.
Maintain all machinery to ensure it’s at working standards.
Create and implement maintenance procedures.
Conduct regular inspections of the facilities to detect and resolve problems.
Plan and manage all repair and installation activities.
Ensure all department workers adhere to the safety policies and procedures.
Document and prepare daily progress reports and maintenance logs.
Oversee equipment stock/inventory/first aid box and place orders for new supplies
Manage relationships with contractors and service provider
Monitor equipment inventory and place orders when necessary
Monitor electrical and hydraulic systems of facilities to ensure functionality
Plan and oversee all repair and installation activities
Ensure that designated buildings, plant and facilities are fit for purpose and to provide
Coordinate maintenance worker efforts to make sure employer property like buildings and grounds are kept up
Respond to emergency calls for maintenance
Perform troubleshooting to solve minor repair issues
Perform administrative tasks as required

Minimum Education Level:

Matric or Certificate
Tertiary level qualification in a Maintenance related field is advantageous
A Health and Safety certification is advantageous.

Required Skills:

At least 3-5 years’ experience in property/maintenance management of various properties
MDA Experience
Strong Excel knowledge
Experience with Billing/Accounts/Lease Agreements
Strong project management and leadership abilities. Professional demeanour and well presented.
High quality standards and an eye for detail. A problem solver and solution orientated.
Ability to create and follow a maintenance schedule. Ability to troubleshoot.
Knowledge of structure or grounds to be maintained.
Knowledge of maintenance procedures.
Knowledge of systems to be maintained (e.g., Electrical, roofing, pool).
