SUMMARY:
Our client is looking for a Technical Security Manager to look after their electronics and technical side of their very large upmarket residential estate that also has a resort, golf course and many more facilities.

POSITION INFO:

To ensure the overall safety and security of the estate and its residents through compliance with the relevant regulations and rules; effective utilisation of the necessary safety and security equipment; efficient deployment of contracted service providers in accordance with agreed SLA’s.

  1. Responsible to direct the administration and technical operations of all security components of the Association to attain its goals and objectives in accordance with the policies of the Estate and in accordance with the security industry requirements and guidelines by managing all contractual and other service providers and ensuring that they deliver in terms of their service level agreement.
  1. Sourcing and service delivery management for all approved security service providers and staff
  2. Investigation of all security related incidents
  3. Drafting of annual security budget - including expenses and capex – for inclusion with the GM budget for approval by the HOA Board. Ensuring compliance with statutory regulations and requirements
  4. Maintaining of up-to-date data base
  5. Compiling the required
  6. Security reports and submitting them to relevant parties and
  7. attending the HOA Meetings
  8.  Ensure daily checks and conducts audits (Both guarding and technical)

 Knowledge/Know-How required to do the Job

• Good understanding of statutory regulations governing safety and security.
• Good understanding of the internal rules of the estate
• Ability to understand and interpret budgets to facilitate operational projects and present reports.
• Good understanding of contracts and contract negotiation.
• Good understanding of professional investigation procedures and the rules of evidence
• Good understanding of the issues affecting residential communities.
• Basic knowledge and understanding of construction regulations.
• Good understanding of customer service requirements and how to deal with and respond to issues.


Skills / Abilities required for the Job


• Good interpersonal skills – necessary in dealing with residents, service providers and Trustees (Stakeholders Ability to plan, delegate and control performance).
• Strong investigation skills
• Basic IT skills – MS desktop programmes. (e.g. MS Word, Excel)
• Negotiation skills – especially with service providers
• Good technical ability on the Estate in general
• Strong communication skills – at all levels – especially with own team and with Residents, Hotel Members and with third parties
• Ability to interpret and implement strategic direction
• Ability to work independently across both manpower and electronic sectors of the security portfolio;
• Problem solving abilities;
• Ability to manage and co-ordinate several tasks at once, quickly analyse and resolve specific problems, and cope with deadlines;

• Up to date knowledge on security technology and an understanding thereof to proactively adapt to the changes within the environment.


Qualifications / Experience for the Job


• National Diploma: Technical Qualification or similar including facilities management
• Minimum N6/S2/T2 electronic qualification
• Have a reasonable level of First aid and Fire Fighting training
• 5 years’ minimum management experience in the security industry
• PSIRA Grade B minimum
• Must have Technical knowledge of Impro and CCTV systems including Thermal cameras.
• Homeowners’ association or residential estate management experience would be an advantage.
• Financial knowledge and report-writing experience essential.
• A degree or post graduate qualification would be an advantage.
