Property Maintenance Manager

SUMMARY:
Established entity requires an experienced property maintenance manager to perform the following duties. Relevant experience and a valid driver's licence essential.

POSITION INFO:

General supervising and management of the maintenance team w.r.t. buildings, grounds and general maintenance HR function in accordance with the Personnel Manager w.r.t. leave, training, security, discipline etc.

Budget management

Comply with policies, rules & procedures regarding procurement and all works Comply with occupational health & safety requirements according to legislation as delegated by the GM Liaison between the maintenance team and the general management Skills and knowledge in plumbing, general building, painting & plumbing essential A relevant trade qualification advantageous

Key responsibilities:

Buildings:

Daily schedules and

Maintenance – waterproofing, leaks, painting Annual paint schedule Attend to water & sewerage, gutters, geysers, blockages All electrical problems (liaise with sub-contractor) Maintenance of heat-pumps Unit upgrades

Maintenance of grounds:

Road and parking areas

Walkways, paving, lights

Storm water pipes & water tanks

Water ditches & channels

Boundary walls, fences, gates

Lawns, gardens & garden waste removal

Reticulation water & sewage

Weekly garbage removal

General:

Compiling cost estimates

Requesting of quotes

Procurement & management of stock

Procurement documents, cost allocation & delivery notes Maintain asset register Health & Safety documents Assist with annual budget
