POSITION INFO:

- Total portfolio management of Rates, water and electricity
- End to end management of existing property portfolio (owned and leased) through internal and external resources
- Ensure facilities meet government regulations and environmental, health and security standard through best practice guidelines
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job
accomplishments.
- Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures,
analyzing variances, and initiating corrective action.
- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs,
- Maintains building systems by contracting for maintenance services and supervising repairs.
- Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary
- Enforces occupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Contracts with tenants by negotiating leases and collecting security deposit.
As the Propertty Manager, you will be responsible for responsible for finding the tenant, screening them for eligibility, handling lease documents, moveouts
and complaints.
- Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
Property managers are often the first line of contact in an eviction or dispute, as well as in the general legal functioning of a rental
property. In this role, property managers need to know the legal processes for screening a tenant, handling security deposits,
terminating leases, eviction, safety compliance, and more. A good property manager will have an in-depth understanding of the
landlord-tenant laws and be able to carry out their responsibilities in the way these laws dictate.
- Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
- Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
