SUMMARY:
One of my clients in the Property Development space has an opportunity for an experienced Portfolio Manager. The successful candidate will be responsible for identifying, sourcing and securing multi-unit residential loans with appropriate clients and undertaking all administration necessary to finalise loans. POSITION INFO:

The Ideal Candidate

• Must have minimum of 3 years’ experience in the Commercial Property Finance environment
• Must have good business acumen
• Must be analytical and have good financial management skills
• Must have excellent computer skills – MS Office

Duties Include:

• Source clients and loans by network with market role players, identify opportunities, developing a client and potential client database and build relationships daily
• Identify market opportunities by conducting research and identifying available stock, assessing stock in line with the business’ requirements and building a database of opportunities daily
• Maintain market and deal expertise by participating in market discussions and working sessions, engaging with stakeholders and building skills as required
• Evaluate potential clients by assessing clients in line with the company’s character analysis requirements, management experience and skills, identifying appropriate clients and building relationships daily
• Evaluate the potential deal by reviewing the building and building location, gathering supporting documentation, assessing the property market indicators and conducting the feasibility assessment of the loan monthly and as required
• Develop financial structures by reviewing different options, understanding the risk profile and deal parameters and design solutions to facilitate securing the deal as required
• Own relationships with existing and new clients by engaging with clients, understanding their needs and expectations, managing expectations and providing feedback and support as required
• Resolve client queries and concerns by investigating the matter, understanding the solutions, implementing corrective action and providing feedback to clients as required
• To manage client portfolios by monitoring key property management (tenancy, arrears, utilities etc.) and financial (financial statements, payment behaviours etc.) and health and safety indicators
• Secure approval for changes to loan terms and conditions by developing the proposal, presenting the rationale, proposed amendments and impacts and detailing the risks and mitigating measures as required
• To monitor construction project progress by attending regular site meetings, tracking progress in line with the ABIP and approved building plans

Qualifications

Must have NQF 7 in Commerce, Engineering, Quantity Surveying, Business Science or related
