Sectional Title Property Portfolio Manager, Pretoria Central

POSITION INFO:

One of our large Sectional Title Property Management clients based in Pretoria Central is urgently looking for a Sectional Title Portfolio Manager to start immediately/ASAP. MUST HAVE SECTIONAL TITLE EXPERIENCE.

 

Minimum requirements:

  • Matric
  • Bilingual (Afrikaans & English, read, write, speak)
  • Advantageous if candidate can speak extra African Languages 
  • Driver’s License and own transport required
  • Must know Pastel or VIP Payroll
  • Must have experience managing large and small complexes
  • MUST HAVE SECTIONAL TITLE EXPERIENCE – NON-NEGOTIABLE

 

Duties include, but are not limited to:

  • Control and management of a minimum of 27-35 Schemes (Legal entities and Section 21 Companies)
  • Handling of daily telephone enquiries from clients, owners, Trustees, caretakers, Chairpersons, mortgagees, agents and any other role players of the relevant Schemes.
  • Handling of daily visits / interviews of clients as mentioned above.
  • Execution of assignments / requests as requested by clients as mentioned above.
  • Attendance at after-hours meetings.
  • Attendance of disciplinary proceedings against employees of the Legal Entity (if applicable)
  • Compilation and dispatch of notices and minutes of meetings.
  • Compilation and servicing of correspondence arising from meetings.
  • Drawing up budgets and explaining them to clients as mentioned above.
  • Handling of all audit queries.
  • Explanation of audited financial statements to clients as mentioned above.
  • Collection of quotations / negotiation with contractors / negotiation of the best prices and quotations on behalf of the Schemes.
  • Checking overdue charges as done by the credit controller.
  • Apply budget control and make recommendations to the Trustees regarding savings.
  • Approval and control of expenses of Schemes.
  • Negotiations with employees of the Schemes (caretakers, cleaners).
  • Advice to clients as mentioned above regarding the provisions of the Sectional Title Schemes Management Act and any other aspects relating to the overall management and administration of Schemes.
  • Proper control to ensure that all financial records are delivered to auditors in a timely manner for annual audit and disciplined follow-up to ensure that auditors deliver statements on time.
  • Interpretation and explanation to clients as mentioned above with regard to financial monthly statements.
  • Liaison with local authority regarding Schemes (City Councils) eg, arrangements regarding instalments on arrears.
  • Assistance with other Portfolio Managers'' portfolios in their absence.
  • Site inspections of Schemes when requested.
  • Handling of auditor inquiries regarding Legal Entities.
  • Checking petty cash analysis of caretakers.
