Sales Manager (Sandton)

JOB DESCRIPTION:

We are one of the fasted growing residential landlords in South Africa.

We have built a portfolio comprising of large estates of 200 to 700 apartments each with a total portfolio of over 3000 apartments.

We sign between 150 and 300 new leases each month and renew a similar amount of existing tenants (we do not sell apartments).

We create communities in our estates and target working professionals for our rental apartments priced between R5,000-R8,000 per month.

We provide our residents with a home at unbeatable value for money as they get so much more than an apartment– our estates, which are located in very central areas, include free uncapped fibre, 24 hour security, gyms, business centres, pools, cafes, entertainment areas, effective on-site property management and maintenance etc.

 

ØWe are looking for a high-performing Sales Manager to help us meet our tenant acquisition and rental unit occupancy targets by keeping our company and systems competitive and innovative.
ØThe position will require the successful candidate to oversee the leasing aspect of the residential portfolio.
ØThe candidate will be responsible for maximizing our letting teams’ potential, crafting and executing leasing plans and budgets and implementing and monitoring systems.
ØThe candidate needs to be able to help his/her teams build and promote strong, long-lasting customer relationships in order to promote customer retention in the form of renewed leases.

The candidate should therefore have an ability to:

ØCoach other employees and impart sales techniques to other members of the team where necessary.
ØPresent sales, revenue and expenses reports and realistic forecasts to the management team.
ØBe familiar with sales software options and have strong excel skills. Must be able to research and implement sales related tools like CRM systems.
ØRemain familiar with competing buildings and what they offer and recommend changes needed to our pricing and specials as well as what products to supply for future developments.
ØAnalyse advertising return on spend and recommend and budget for future spend on various platforms (online and physical).
ØMotivate sales teams to complete sales (leases) .
ØMake sure teams maintain relationships with existing tenants to keep them satisfied and promote renewals and referrals.
ØMake sure all teams are processing leases efficiently and effectively within acceptable time frames at the correct prices.
ØWork cross functionally with letting agents as well as administrators and property managers to align goals and objectives to ensure tenants’ needs are met as this all affects leasing and renewals.
ØGenerate original solutions and lots of new ideas.
ØPlan and lead regular sales team meetings.
ØTarget corporates and market to the corporate’s staff.
ØStrong command of English language and be able to write creative copy.
