Property Manager/Caretaker

SUMMARY:
Property Manager / Caretaker My client is urgently looking for an active Property/Facilities Manager (Caretaker) in Kempton park that can assist with the Management/Maintenance of their premises. A male candidate that can ideally assist with small maintenance duties around the premises will be of benefit. There will be a 3 Bedroom apartment available for the individual on the premises.

POSITION INFO:

Minimum requirements:

• Excellent People skills
• Excellent Communication skills
• Age 40 +
• Strong administration and filing skills.
• Min 10 years Property Management/Caretaking experience not negotiable
• Candidate must be loyal (with a stable track record) and must be willing to walk the extra mile for the company.
• Handyman with a proactive approach toward repairs and maintenance.  Must not be afraid to get his hands dirty in case of minor maintenance work. 
• Must have excellent supervising/management and co-ordination skills.
• Computer literate.

Main Responsibilities amongst other:

DAILY:

• Site walk through – Morning and Night.
• Note any and all issues (structural, garden, tenant, municipal etc.).
• Supervise gardeners and management of garden maintenance.
• Supervise security.
• Overall supervision of site and upkeep.
• Communicate to office regarding any maintenance or issues that need to be done/dealt with.
• Roll call of staff.
• Resolving any tenant issues that might arise.

WEEKLY:

• Fuel for Garden Equipment.
• Send HO Attendance Registers of staff.
• Oversee refuse removal.
• Meeting with security. Check Logs etc.
• Email Full Report every Friday to HO.

MONTHLY:

• Obtain Rental invoices from HO, print + distribute.
• Send shopping list to HO for site supplies.
• Send Utility Readings to HO.
• Follow up on late rental payments.
• Assist tenants purchasing prepaid W/E/G.

OTHER:

• Light Maintenance when and if necessary.
• Line of Communication between HO and tenants.
• Tenant Disputes.
• Staff Issues.
• Show prospective new Tenants the available units.
• Assist with the screening process of new Tenants.
• Unit inspection after before and after Tenant move out.
