The Project Director shall have accountability for the successful planning, design, and construction of IndigoHomes projects in Ghana, providing leadership to ensure excellence in the delivery of quality homes and communities (projects) and a safe and professional work environment for employees, vendors and contractors.

Description

Minimum Requirements:

  • Bachelor''s, or advanced Degree, in architecture, engineering, project management or a related field
  • At least ten (10) years'' experience in design and construction project planning and management
  • At least ten (10) years'' experience in construction and supply chain management
  • Demonstrated leadership and management skills
  • Excellent organizational and time management skills
  • Clear, concise written and verbal English communication and presentation skills
  • Command of Microsoft Office suite of applications, including Microsoft Project and Excel

As the Project Director, you will hold the following Duties and Responsibilities:

Project Planning and Monitoring

  • Overseeing all aspects of the project from inception, including the development of feasibility studies, design and construction, and preparation, review and approval of all critical project documents;
  • Leading the development of project scope, schedule, and budget;
  • Managing the master schedule for projects (e., planning, design and construction phases), including the development of recovery plans to maintain the project schedule;
  • Reporting progress on the achievement of milestones and adherence to established project scope, schedule, and budget;
  • Identifying project risks and implementing mitigation measures; and
  • Leading project meetings to ensure the coordination of all project activities as well as the resolution of any issues that may arise;

Master Planning and Design

  • Overseeing the master planning and design efforts for the project, including contracting for design services (g., Request for Tender, interviews, and contract negotiations);
  • Supervising project teams, including Architecture/Engineering firms and consultants, communicating IndigoHomes'' requirements, goals, and problems to be solved, including exploring alternatives as required by projects;
  • Managing design phase activities including submittals, design reviews and technical reviews and documentation required for permitting and tendering;
  • Leading risk management and value engineering exercises;

Contracting/Procurement/Inventory management

  • Ensuring the quality and completeness of the designs, specifications, bill of quantities, and any other design documents or requirements for tender;
  • Establishing reliable relationships with vendors and contractors to ensure a stable and high-quality supply chains for project materials and services;
  • Managing contracting for construction services, including Request for Tender, bid analysis and contract negotiations;
  • Supervising the timely procurement of all materials and equipment required for delivery of the project on schedule;

Construction

  • Supervising and monitoring all construction works;
  • Developing and growing an in-house construction delivery capability in all project areas;
  • Supervising the development of project site layouts, including the location of temporary facilities, construction roads, water supply and waste management systems;
  • Leading regular construction coordination meetings, identifying any issues and ensuring cost-effective remedies;
  • Overseeing talent to assess all materials and equipment provided by contractors or sub-contractors and to track all materials, equipment, and labor used during project implementation;
  • Executing a rigorous health and safety program, ensuring compliance with health and safety regulations and robust environmental protection measures;

Facilities Management Support

  • Ensuring a comprehensive turnover - including of maintenance expectations - for the completed project (or complete phases of the project) to the Property Management team;
  • Providing useful life and replacement information to the Facilities Management team to address the ageing of shared facilities and equipment;
  • Coordinating with Property Management to ensure the timely tracking and response of all repair and maintenance requests during the warranty period.
