A leading Property Development and Property Management Company is seeking a dynamic Operations Manager / Centre Manager to oversee the day-to-day operations of two established retail shopping centres in Cape Town, with a combined GLA of approximately 21,000m².

This is an exciting opportunity for a commercially minded property professional with strong experience in Retail Property Management, Shopping Centre Operations, Facilities Management, Tenant Relations and Operational Leadership.

About the Role

As the Operations Manager / Centre Manager, you will take full responsibility for the operational performance of two retail centres, ensuring they are maintained to the highest standards while delivering exceptional service to tenants, shoppers and stakeholders.

You will oversee soft services, contractor management, tenant relationships, leasing support, budgets, maintenance planning and Health & Safety compliance, ensuring the centres remain attractive, compliant and commercially successful.

Working closely with the Property Management team, Leasing team and service providers, you will play a key role in maintaining and enhancing the value of the retail assets.

Key Responsibilities

Shopping Centre Operations

• Manage the daily operations of two retail shopping centres
• Ensure exceptional presentation and operational standards
• Conduct regular property inspections
• Drive operational efficiency across both centres
• Ensure an outstanding shopping experience

Tenant Relations & Leasing Support

• Build and maintain strong tenant relationships
• Respond to tenant operational queries
• Support leasing activities and tenant onboarding
• Coordinate shop fit-outs and handovers
• Assist with lease compliance and tenant retention

Contractor & Service Provider Management

• Manage contractors and service providers
• Monitor service level agreements (SLAs)
• Supervise maintenance contractors
• Ensure quality service delivery
• Verify contractor performance and completed work

Soft Services Management

• Oversee cleaning services
• Manage security providers
• Coordinate waste management
• Supervise hygiene and pest control services
• Ensure landscaping and common areas remain in excellent condition

Maintenance & Facilities Management

• Coordinate preventative and reactive maintenance
• Conduct routine inspections
• Monitor building systems and equipment
• Manage maintenance schedules
• Ensure the centres remain safe and operational

Financial Management

• Prepare and manage operational budgets
• Monitor monthly expenditure
• Control operating costs
• Approve contractor invoices
• Assist with financial reporting and forecasting

Health & Safety

• Ensure compliance with the Occupational Health & Safety Act (OHS)
• Conduct Health & Safety inspections
• Manage risk assessments
• Ensure contractor compliance
• Maintain SHEQ documentation and audit readiness

Reporting & Administration

• Prepare operational reports
• Monitor key performance indicators (KPIs)
• Maintain maintenance records
• Track contractor performance
• Report on operational improvements and risks

Minimum Requirements

• Diploma or Degree in Property Management, Facilities Management, Building Management, Business Management or a related field
• Minimum 5 years' experience managing retail shopping centres
• Experience managing multiple retail properties
• Strong knowledge of shopping centre operations
• Experience with contractor and facilities management
• Sound financial and budget management skills
• Strong tenant relationship management experience
• Knowledge of Health & Safety and OHS legislation
• Valid South African driver's licence
