SUMMARY:
The role is suitable for an individual with proven experience in planning, project management and implementation of large precinct land development, large scale infrastructure installation management, and proven knowledge in town planning processes and delivery of approvals within agreed Time, Cost and Quality parameters

JOB DESCRIPTION:

Development projects (end to end)
- Manage the business case and detailed feasibility including financial analysis supported by adequate risk assessment and due diligence, investigation of funding options, robust project information evaluation including Green Building options, realistic cost and net income assumptions and, an achievable development programme of the precinct development.
- Manage the design and budgets of the major infrastructure works in accordance with the land developer’s feasibility.
- Manage and guide the design, planning and approvals of the masterplan of the precinct development with urban designers.
- Manage the town planning processes and implementation of the precinct development in phases with the town planning team and the City Council.
- Plan and manage marketing strategy and implementation of the precinct development to attract end users.
- Initiate and maintain compliance with full, appropriate and accurate project documentation /records required to record the functions, transactions, operations, decisions, administration and management relating to the project in accordance with company Documentation Policy and Procedure.
- Plan and co-ordinate, top structure developments in the precinct in conjunction with the other members of the development team.
- Draft & negotiate the necessary contractual agreements in accordance with standard company templates, project requirements and ensure signoffs in terms of approved signing power resolutions.
- Manage stakeholder relationships with key role players in the precinct development.
- Manage project team and establish formal communication lines through structured meetings scheduled at suitable frequencies.
- Manage documentation preparation with regard to sketch plan sign off, base cost plan, baseline document, building plan approval submission and preparation of tender documents in accordance with development programme.
- Identify procurement methodology and the availability of appropriately resourced and experienced main and sub-contract service providers for executive approval prior to tender invitation.
- Prepare and submit Tender Approval Document/s for committee confirmation and approval.
- Co-ordinate contractor appointment process to ensure its timeously arranged, standard company contractual requirements are in place, contract documentation is signed off and the construction phase is managed and completed in terms of company`s Development Management processes.
- Improve job knowledge and skills through training courses and educational opportunities; reading professional publications; maintaining personal networks and participating in industry related organizations.

Business
- Solid grasp of feasibility studies underlying numbers and discounted cashflow principles.
- Entrepreneurial flair and good knowledge of building/development cost triggers and ability to monitor and control value creation.
- Commercial awareness, understanding and knowledge of property market.
- Sound technical industry knowledge (specific to professional consultant roles and responsibilities, basic building construction, town planning, building codes and bye laws and JBCC Building Contract).
- The ability to communicate clearly and timeously both internally and externally representing the company to clients, the public, local authority, government, or other external sources, be that in person, as a competent writer of business letters, by telephone or e-mail. (Marketing and Sales).
- Effective decision maker and creative problem solving.
- Negotiation and conflict resolution.
- Time management, effective work scheduling and the ability to work on a range of projects under pressure.
- Computer Literacy.
- Ability to manage teams and create enabling environment (Interpersonal relationships based on mutual trust, respect and co-operation).
- Project Management and ability to evaluate influencing factors.

Qualifications
- The candidate must be a graduate with an appropriate qualification, a post graduate qualification would be beneficial

Experience
- Minimum of 5 years’ experience in a property/building related industry
- The ideal candidate will have an established network in the property sector and experience in the medical sector & retirement sector would be an advantage.
- Proven record of new business development and dealmaking experience
