SUMMARY:
Asset Quality Manager - Commercial Property Finance (Johannesburg)

POSITION INFO:

Purpose of the role;

To Ensure that the quality of assets asset portfolio, consisting of loans in the servicing stage, is maintained in terms of construction management, cyclical processes and default management processes.

Key Role Requirements 

• A minimum of NQF7 in the Built Environment, Property Science or similar is required
• 5 years experience in the commercial property finance or commercial property environment is required
• 2 years experience in staff management is required

Key performance Areas:

• Asset Quality Monitoring and Review:-
  • Monitor adherence to portfolio management business processes by tracking compliance with business processes and Company''''''''''''''''''''''''''''''''s Lending and Credit Policy, identifying areas of non-compliance.
  • Engaging with the relevant people to implement corrective action and following up on implementation and as required;
  • Manage that buildings’ condition is maintained by reviewing the project review reports,
  • Monitor that valuations are consistent, conservative realistic, and market related by reviewing triennial valuations or any other valuation conducted in the loan servicing stage
• Risk Management; Monitor insurance cover by conducting sample assessments of the status of insurance cover in respect of all projects in the loan servicing stage, identifying projects that do not meet the Company''''''''''''''''''''''''''''''''s requirements. Identify asset quality risks by reviewing anomalies, analysing underlying issues and propose solutions. Manage utility risks by identifying high risk projects
• Operational Planning and Management; Develop the asset quality management operational plan by understanding the business strategy and key strategic indicators, identifying actions and drafting the plan for approval annually. Manage operational performance by tracking delivery against key performance indicators. Contribute to business process improvement by reviewing business processes, identifying improvements and areas of inefficiency. Manage implementation of business processes by monitoring compliance with the defined processes

• Construction  Management: Monitor operational construction management by reviewing reports, identifying anomalies, analysing the underlying problems, 
• Brand and Internal Brand Alignment: To promote the Company''''''''''''''''''''''''''''''''s brand by acting in a brand aligned manner, living the values, engaging with service providers and stakeholders in a  consistent way and understanding and communicating the Company''''''''''''''''''''''''''''''''s brand.
• Staff Management:- 
  • Define the staff requirements by reviewing the workload, defining work allocations and developing job profiles as required
  • retaining, recruiting, selecting and appointing staff as required;
  • Manage the performance of staff by agreeing performance expectations, 
  • building relationships with staff, motivating staff, providing staff with feedback, supporting staff development
  • addressing areas of non-performance and implementing corrective action monthly and as required
• Service Provider Management; Build and maintain a panel of approved service providers by identifying appropriate professionals, requesting proposals and schedules of fees and making recommendations on appointment 
• Reporting: Draft relevant reports by collecting, collating and analysing information, identifying risks and corrective action and making recommendations monthly and as required
