JOB DESCRIPTION:

Main purpose of the job:

  • To inspect, repair, renovate and install new wet services components (plumbing and drainage) works in all facilities (buildings, laboratories, pharmacies, site services, etc.)
  • Take responsibility for other general maintenance and operations (both hard and soft services) of the building and facilities which include but are not limited to building maintenance, renovations, repairs, office planning, and health & safety

Location:

  • Hillbrow Health Precinct, 22 Esselen Street, Hillbrow - Johannesburg

Key performance areas:

  • Implement strategic Facilities Management objectives through the design and implementation of an effective facilities work plan and management
  • Comply with service level agreements (SLAs) for operational services
  • Inspect wet services and gas systems and their components for the purpose of evaluating condition, identifying necessary repairs, and recommending preventive maintenance and troubleshooting fault finding assessment results and maintenance report findings
  • Conduct monthly inspections, assessments, and evaluations of sites and identify corrective actions required for maintenance and cleaning
  • Attend to all plumbing and drainage breakdowns, repairs, refurbishment, and or new work
  • Prepare, implement, and monitor SLA for ongoing maintenance and repairs
  • Review contracts and manage operational services
  • Report any site/facilities issues to management as and when required
  • Provide effective and quality support to events and meetings
  • Identify and assess available sites or offices for expansion or improvement
  • Obtain relevant information and history on buildings, sites and offices occupied
  • Consult and negotiate with stakeholders and owners regarding expectations or requirements
  • Liaise with and assign suppliers and/or contractors when required
  • Provide project management assistance with site renovation projects according to quality standards and deadlines
  • Conduct inspections, manage snag lists and site handover
  • Report any renovation/office planning issues and matters to management as and when required
  • Assist with other artisan duties for maintenance, refurbishment, and new gas installations, carpentry, painting, masonry, and general upkeep
  • Ensure that all work is done in a safe manner and all equipment used complies with safety standards
  • Maintain a clean, neat, and orderly workplace (5s)
  • Purchase goods, materials, and equipment required for projects, within budgetary guidelines
  • Procure suppliers and contractors according to relevant policies and procedures
  • Make recommendations for preferred suppliers in accordance with company policies and donor requirements
  • Obtain quotes and select suppliers and/or external contractors according to legal regulations and donor requirements
  • Adhere to asset management policies and procedures
  • Comply with relevant controls to ensure that assets are maintained, moved, and stored effectively and with care
  • Notify Asset Officer of any anticipated asset transfers or disposals
  • Plan, monitor, and implement quarterly stock takes in conjunction with the Asset Officer
  • Have a working knowledge of the construction regulations applicable to own work, overseeing service providers and staff
  • Dispose of medical and other waste according to relevant policies and procedures
  • Maintain all required spreadsheets and records to always ensure data integrity
  • Perform relevant administration i.e., filing, copying, faxing, and any other ad hoc administration duties as assigned
  • Compile relevant weekly and monthly reports that include feedback on key performance areas
  • Take ownership and accountability for tasks and demonstrates effective self-management
  • Follow through to ensure that quality and productivity standards of own work and subordinates are consistently and accurately maintained
  • Take ownership of driving your own career by participating in ongoing training and development activities

Required minimum education and training:

  • Grade 12
  • A Qualified Plumber
  • Trade Tested
  • Valid South African driver’s license

Required minimum work experience:

  • Minimum 5 years of relevant experience as a Plumber in operations or facilities management
  • Working knowledge of MS Office packages

Desirable additional education, work experience, and personal abilities:

  • Certification in project management and Health & Safety would be an advantage
  • Good organizational skills are required
  • Pro-active, able to exercise discretion and independent decision-making
  • Able to prioritize own workload and meet deadlines
  • Assertive, confident, and adaptable
  • High-stress tolerance
  • Self-motivated, able to work independently and work as part of a diverse and multidisciplinary team
